Cost & Pricing

5 questions

Most roof repairs cost between $950 and $1,500 for minor repairs such as missing shingles, flashing replacement, or small leak fixes. Major structural repairs — damaged decking, large sections of missing shingles, or significant storm damage — range from $3,000 to $8,000. A full roof replacement typically costs $8,000 to $18,000 depending on roof size, pitch, and material chosen. We provide free written estimates before any work begins.

Repair is generally the right choice when damage is isolated to less than 30% of the roof surface and the roof is under 15–20 years old. Replacement makes more sense when the roof is near or past its lifespan (20+ years for asphalt shingles), has widespread damage across multiple sections, has been repaired multiple times already, or when the cost of repair exceeds 50% of the replacement cost. A free inspection from a licensed contractor will give you an honest recommendation — we never upsell replacement when repair is the right call.

Yes. We offer flexible financing options through our lending partners, including 0% APR promotional periods for qualified applicants, low monthly payment plans for larger replacement projects, and options with no prepayment penalty. Financing applications take 2–3 minutes and decisions are typically returned same-day. We never recommend unnecessary work to increase a financed amount — our estimates are honest and financing is offered only when it genuinely helps. Ask about current financing offers when you receive your estimate.

Permit requirements vary by municipality. Generally: minor repairs (replacing a few shingles, patching flashing) typically do not require a permit. Full replacements almost always require a permit in most US jurisdictions. Failure to pull required permits can result in fines, problems during a home sale, and voided homeowner's insurance claims. Our contractors pull all required permits as part of the job — permit fees are included in the estimate and we handle all the paperwork.

Minor repairs — replacing missing shingles, fixing flashing, patching small leaks — typically take 2 to 4 hours and are often completed in a single visit. Moderate repairs involving larger sections may take 1 full day. Major repairs or full replacements on an average-sized home (1,500–2,500 sq ft) typically take 1 to 3 days. Weather conditions, material availability, and roof complexity all affect timing. We provide a realistic schedule estimate before work begins.

Insurance & Claims

5 questions

Most homeowners insurance policies cover sudden, accidental damage from storms — hail, wind, lightning, hurricanes, tornadoes, and falling trees. Gradual deterioration, neglect, or damage from lack of maintenance is typically not covered. The age and condition of your roof at the time of the claim also affects coverage — some policies pay actual cash value (depreciated) rather than replacement cost. Our team provides photo documentation and insurer-ready damage reports at no extra charge to help maximize your claim.

The process is: (1) Document the damage with dated photos immediately after the storm. (2) Call your insurance company to open a claim within your policy's reporting window (typically 30–60 days). (3) Schedule a free inspection with RoofRepair.co before the adjuster visit so you have independent documentation. (4) Meet with your insurance adjuster — you can have a contractor present. (5) Review the adjuster's estimate carefully. If it seems low, request a re-inspection or hire a public adjuster. (6) Approve the contractor's repair scope and begin work. We assist with steps 3 through 6 at no extra charge.

ACV (Actual Cash Value) — the insurance company pays what your roof is currently worth after depreciation. If your 15-year-old roof originally cost $10,000 and has depreciated 60%, you'd receive $4,000 minus your deductible. RCV (Replacement Cost Value) — the insurer pays what it costs to replace your roof with a comparable new one today, regardless of the old roof's age. RCV policies typically carry higher premiums but provide significantly better coverage for major damage. Always check which type your policy provides before filing a claim.

Filing a single weather-related claim typically has a smaller impact on rates than an at-fault liability claim. Rate increases vary by insurer, state, and your claims history. In high-storm states like Texas, Florida, and Colorado, insurers are increasingly factoring roof condition and age into premiums regardless of claims. The key is to only file claims for significant damage where the payout clearly exceeds your deductible plus any potential rate increase. Our team can help you evaluate whether a claim makes financial sense before you file.

Yes. Our contractors are experienced with claims from all major insurers — State Farm, Allstate, USAA, Farmers, Liberty Mutual, Travelers, Nationwide, Chubb, and all regional carriers. We provide insurer-ready documentation including timestamped photo evidence, damage scope reports in standard insurance formats, and material specifications matching your policy requirements. In cases where an initial estimate is disputed or seems low, we can request a supplemental review and provide additional documentation to support your claim.

Emergency & Urgency

4 questions

Immediately: (1) Move furniture, electronics, and valuables away from dripping areas. (2) Place buckets under active drips. (3) Lay down towels or plastic sheeting to protect flooring. (4) Take photos of all interior water damage for insurance. (5) If safely accessible from the ground, locate the source from inside the attic. (6) Do NOT go onto the roof in wet or icy conditions. (7) Call us at (800) 555-0100 for immediate emergency dispatch. Do not wait — even a small leak can cause thousands in structural damage within 24–48 hours.

We offer same-day emergency response in most of our 40+ service areas. Call (800) 555-0100 any time — our emergency line operates 24/7. A licensed contractor will arrive, assess the situation, and apply temporary weatherproofing (tarps, emergency sealant) to stop further interior damage. Full repairs are then scheduled as quickly as materials and weather allow — typically within 24 to 72 hours.

Yes. Our emergency hotline at (800) 555-0100 operates 24 hours a day, 7 days a week. Emergency response — which includes temporary weatherproofing to stop active damage — is available same-day in all 40+ cities we serve. Permanent repair is then scheduled as the first available appointment, typically within 1–3 business days depending on weather and material availability.

Minor emergency repairs — applying temporary tarps, sealing active leaks — can be done in rain to prevent further interior damage. However, permanent repairs require dry conditions. Most roofing adhesives, sealants, and shingle installations require temperatures above 40°F to set properly. In cold climates during winter, we use cold-weather roofing techniques and specialized materials rated for low-temperature application. We will always advise on timing and apply temporary weatherproofing if needed to bridge the gap.

Materials & Lifespan

5 questions

Expected lifespans: Asphalt 3-tab: 15–20 yrs. Architectural asphalt: 25–30 yrs. Impact-resistant asphalt: 30–40 yrs. Metal (standing seam): 40–70 yrs. Metal (corrugated): 30–45 yrs. Clay or concrete tile: 40–50+ yrs. Slate: 75–150+ yrs. TPO/EPDM flat: 20–30 yrs. Wood shake: 25–30 yrs. These lifespans assume proper installation, adequate ventilation, and routine maintenance. Harsh climates, poor ventilation, and deferred maintenance will shorten them significantly.

Hot/sunny climates (Phoenix, Las Vegas): light-colored metal or clay tile with high solar reflectance. Hurricane zones (Miami, Tampa, Houston): impact-resistant shingles rated for 130+ mph winds, or standing seam metal. Hail corridors (Dallas, Denver, OKC): Class 4 impact-resistant shingles or metal — both may qualify for insurance discounts. Heavy snow/freeze-thaw (Chicago, Minneapolis, Boston): architectural asphalt with ice-and-water shield underlayment, or metal. Rain-heavy climates (Seattle, Portland): metal or architectural asphalt with algae-resistant granules. A licensed local contractor can give the most specific recommendation for your exact location.

Signs of hail damage on asphalt shingles include: random dark spots or bruising where granules have been knocked off, a dented or pockmarked appearance, damaged metal components like vents, flashing, and gutters, and exposed black substrate showing through. On soft metals (gutters, downspouts, AC units), look for circular dents. Hail damage is not always visible from the ground — many legitimate claims are found only during a close-up roof inspection. After any hailstorm, get a professional inspection even if you see nothing obvious from below.

Flashing is thin metal (aluminum, galvanized steel, or copper) installed at every point where the roof meets a vertical surface — chimneys, skylights, dormers, vents, and roof-to-wall transitions. Its job is to direct water away from these joints and prevent it from entering. Flashing is involved in the majority of all roof leaks — even when the shingles themselves are intact. Properly installed flashing is step flashing (layered with shingles) or counter flashing embedded into mortar. Improperly installed, separated, or corroded flashing should be replaced, not just re-caulked.

Proper attic ventilation is critical. Without it, heat and moisture build up and cause: premature shingle deterioration from heat below, wood rot in the decking and rafters, ice dam formation in cold climates, and mold growth from trapped moisture. Most building codes require a minimum of 1 sq ft of ventilation per 150 sq ft of attic floor space. Signs of poor ventilation include shingles aging faster than expected, ice dams, condensation on attic surfaces, and high cooling bills. We check ventilation during every roof inspection.

Repairs & Process

6 questions

Key warning signs: missing, cracked, or curling shingles; granules collecting in gutters (sign of shingle deterioration); water stains or damp spots on interior ceilings or walls; visible daylight through roof boards in the attic; sagging roof deck sections; damaged or separated flashing around chimneys, vents, or skylights; moss or algae growth indicating moisture retention; and gutters pulling away from the fascia. Any of these warrant a professional inspection — and inspections are free when you book with us.

The most common causes: damaged or missing flashing around chimneys, vents, skylights; cracked or missing shingles; clogged gutters causing water to back up under the roofline; damaged pipe boots or vent collars; poor attic ventilation causing condensation; ice dams in cold climates forcing water under shingles; and punctures or membrane splits on flat roofs. Identifying the true source often requires a professional inspection — water can travel far from where it enters before appearing inside.

Our 50-point inspection covers: condition of all shingles (granule loss, cracking, cupping, blistering); flashing integrity at all penetrations; ridge cap and hip cap condition; soffit and fascia condition; gutter attachment and drainage; attic ventilation assessment; interior attic inspection for moisture or daylight; pipe boot and vent collar condition; skylights and chimney if present; and overall structural observation. You receive a written report with photographs. Inspections are free when combined with any repair or estimate request.

We recommend a professional inspection every 2–3 years for roofs under 15 years old, and annually for roofs over 15 years old. Additionally, inspect after any major weather event — hailstorm, hurricane, tornado, heavy snow/ice — regardless of regular schedule. Also inspect before listing a home for sale, after purchasing a home, if you notice any interior water stains, and if your roof is approaching end of its expected lifespan. Preventive inspections catch small issues before they become expensive emergencies.

Hail damage creates random, impact-specific patterns — granule loss is concentrated at impact points, often with a soft, bruised feel to the shingle underneath. Normal wear produces uniform granule loss spread evenly across the shingle surface, usually more pronounced at edges and tabs. Hail damage also typically affects multiple surfaces simultaneously — if shingles are damaged but gutters, vents, and metal flashing show no dents, it is more likely wear than hail. An experienced inspector can distinguish the two and provide documentation your insurer will accept.

Protect yourself by: never signing anything at the door from an unsolicited contractor; always verifying a license number with your state contractor licensing board; refusing any contractor who asks you to sign over your insurance benefits (Assignment of Benefits); getting at least two written estimates; checking BBB ratings and online reviews; avoiding contractors with no local address or who are "just passing through the area"; and never paying the full amount upfront — a deposit of 10–30% is normal; balance due at completion. All RoofRepair.co contractors are pre-vetted and carry verifiable credentials.

Working With Us

5 questions

Yes. Every contractor in the RoofRepair.co network holds a valid state roofing contractor license in the state they operate, carries a minimum of $2 million in general liability insurance, and maintains active workers' compensation coverage for all employees. We verify licenses and insurance at onboarding and conduct annual re-checks. You can request copies of any contractor's license number and insurance certificates before work begins — we provide these on request, no hesitation.

All repairs come with a 3-year workmanship warranty. Full replacements include a 10-year workmanship warranty. In addition, roofing materials carry manufacturer warranties — typically 25–30 years for standard architectural asphalt, 50 years or lifetime for premium shingles, and 40+ years for metal roofing. GAF Master Elite contractors can offer the Golden Pledge warranty — up to 50 years of coverage on both materials and workmanship. Warranty documentation is provided in writing at job completion.
Was this helpful? Warranty details →
Most manufacturer material warranties are transferable to a new homeowner, though some require a transfer fee and formal registration within a set period after the property sale (commonly 60–90 days). Workmanship warranties from contractors are generally not transferable. GAF's Golden Pledge warranty is transferable once at no charge within 30 days of home sale. If you are buying or selling a home with a recently replaced roof, ask for copies of all warranty documentation — they are a genuine selling point. We can provide re-certification inspections for homes with our workmanship on the roof.
